Peaceful Tierrasanta "Island in the Hills" 3 level single family home with 3 bedrooms 2.5 bathrooms and 2 car attached garage.  Bedrooms come with 1 Cal King, and 2 Queen size beds, good size closets, Nice little backyard with turf and cement patio with BBQ for outdoor dining in the San Diego Sunshine!  Washer and Dryer located in Garage.  Fully furnished with beautiful new furniture and rugs, includes utilities, TV and WIFI service, Plenty of Storage throughout, 3 nice bedrooms, Master bathroom has dual sinks with soaking tub, 2 balconies with gorgeous west facing sunset views.  Central A/C and heat, gas fireplace, wall mounted TVs, stainless appliances and granite in the kitchen,  dining area with seating for 6 and 2 barstools at the kitchen counter.

While our #1 priority is insuring that our valued guests enjoy their stay with us, we also have an equally as important commitment to our neighbors & our community. Below are the house rules that we must enforce. Please read them prior to confirming your reservation. If you are not comfortable with these rules, we encourage you to please make alternate accommodations:   

• Minimum age policy of 24 years of age unless accompanied by their parent / guardian.  (when using instant book; if under 24 please inquire first)  

• No smoking is allowed at any of our properties.  

• Overnight occupancy (including children & infants) is not to exceed the posted maximum occupancy. Occupancy is defined by the total number of people at the property at any time.  

**NO PARTIES AT ANY TIME – a party is defined as any combination of the following; ANY loud noise &/or excessive drinking that is disruptive to neighboring houses &/or guests outnumbering the maximum amount permitted as defined above. A party will result in an immediate eviction from the property with no refund given under any circumstance, Any Exceptions to this policy must be approved by Southern California Rentals in writing prior to the arrival date.  According to City Codes, noise violations can be punished by $1000 fines per person to each guest and to the property manager, please help keep our homes under compliance with the city to keep Vacation Rentals open!

For guest stays of 28 days or longer, a Gas and Electric utilities cap of $350 is allowed, meaning if you use the utilities in a responsible manner this is a generous amount to cover the typical expenses for maximum occupancy.  If you overuse the utilities & the bill is over $350, the additional expense will be charged to your credit card on file. 

The thermostat is locked to a normal and reasonable range to conserve energy.  If you require the AC to be colder than 71 degrees we can unlock the range for a daily fee. 



 **All Pets must be screened by breed & size before booking. Pet Reservation fee of up to $195 per pet applies. We reserve the right to refuse dangerous breeds. Pet policy must be signed & adhered to.



 Please do not bring additional unpaid guests on property without prior written permission. We are happy to accommodate visitors, just need to be aware of all guests at all times.  Thank you.  



Vacation Rental Agreement will be emailed to you from info@SoCaliRentals.com, please check your spam folder if you do not see it in your inbox, this must be e signed before your trip or signed in person before receiving access code at check in.  Once e signature is submitted, you will receive your check in instructions and door code at 7 days before your check in date.  If you would like us to meet you, please let us know your ETA so we can show you around the property. Self Check-in is also allowed and is the default check-in method if we do not hear otherwise from you. 



The Cleaning fee is charged to help cover the cost & time of Laundering bedding & towels which are provided clean for each guest.  Professional cleaning of 10 man hours is provided in this fee.  Excessive dirtiness may require more than 10 man hours to bring the house back to the level of cleanliness it was provided for guests' arrival, this will be charged to the guest out of the deposit if more than 10 man hours of cleaning is necessary to return it to the level of cleanliness it was in for guests' arrival.  



Large black trash & blue recycling cans are located on the side of the house & our maintenance man is available to roll them out to the street for pick up weekly.  Please contact us if you require this service!  



For long term stays of over 29 days, we require all adults to pass a rental application, results are immediate, it checks rent history and credit.  Cost is $35 per applicant. 

We reserve the right to refuse a reservation if any occupant over 18 years of age refuses the rental application or does not pass it.  



For Check out: Please empty your bagged trash into the outside black & blue (for recycling) cans.  Only dispose of bagged trash in cans, & wash & put away dishes before checkout.    



 

                      

Pet Policy & Addendum to Rental Agreement



We welcome responsible owners and their friendly, well mannered, dogs to our Vacation Home.  There are many joys and responsibilities of dog ownership, and we submit the following conditions to help ensure that your stay will be a pleasant one for you, our neighbors, and future guests. This is a fun area and neighborhood for dogs and dog owners.



We reserve the right to accept only well-mannered dogs over 2 years of age and under 70 lbs.

Dogs need to be properly licensed (rabies vaccinated and wear their tags)

March to October - Dogs must be on a flea prevention and control program during your stay (see * IMPORTANT * below)

$195/per pet for large dogs (less for smaller dogs) 





While enjoying time here, please be aware that dogs that like to talk too much need to be reminded to tone it down. By being sensitive to our neighbors, we can continue to share our property with you today and in the future.  Thank you for your support and efforts in this matter.

         Please clean up after your dog's business as a courtesy to neighbors as well as honoring the local ordinance to do so.  Baggies can be deposited in the large trash bins at the left side of the main house.

Please use the hose and sprayer provided to wash off sandy pets and dry them with the towels provided before going into the house. The beach is wonderful, but sand is very hard on the house.  

Dogs are allowed on the furniture if you provide a suitable cover (towel, blanket).  If your dog is accustomed to sleeping on the bed, please cover the bed with your own blanket or sheet. The extra blankets we provide are reserved for human guests. 

 * IMPORTANT *       Owners assure that their dog is "flea-free". The beach, and grassy parks here in sunny San Diego, with its warmth and ocean moisture provides an ideal environment for fleas. * Note…  Even if your dog is flea-free at home, your dog will collect local fleas when on walks and then bring them into the house where they will multiply.  Dogs must be on a flea prevention and control program during your stay. Two, of the many recognized programs have been found most effective and safe for your pet: "Advantage" and "Program" 

      * Advantage is topically applied and assures that any fleas collected will be killed.

      * Orally administered Program prevents fleas collected from laying fertile eggs in the house. 

       This requirement is for your protection as well as the protection of our future guests and their pets. These are available at most pet supply stores and your veterinarian can advise you further. If you cannot access these products in your area, or it is not timely prior to your arrival, let us know and we will supply Advantage to you at our cost.  

       As dog owners, you assume complete responsibility and liability for your dog and its actions. Damages, if any, caused to the property by your dog or additional cleaning required to remedy excessive soiling must be deducted from your security deposit.  If damages should exceed the security deposit, you agree to pay in full for the damages. The costs will be charged to the credit card provided and you will be provided with an itemized bill. Thank You.
